Tan/Tarpon Sewer Area project is scheduled to start construction in February 2010.

As part of the Wastewater Sewer Expansion Program, the Lake Havasu City Building Code will require the installation of a backwater valve on your new service lateral.  The Building Code reads as follows:

“Where the flood level rims of plumbing fixtures are below the elevation of the manhole cover of the next upstream manhole in the public sewer, such fixtures shall be protected by a backwater valve installed in the building drain, branch of the building drain or horizontal branch serving such fixtures. Plumbing fixtures having flood level rims above the elevation of the manhole cover of the next upstream manhole in the public sewer shall not discharge through a backwater valve.” 

The backwater valve will be installed by the contractor during the construction of your new service lateral and abandonment of your septic tank.  The purpose of the backwater valve is to protect your home and property in the event that the gravity sewer system becomes clogged or overloaded.  The backwater valve will be located on your property, approximately 5 feet inside of your property line.  You are not required to pay for material or installation.  However, after installation the ownership of the backwater valve transfers to you the property owner.

The backwater valve is removable and routine maintenance on the device is recommended. Under normal installation and use, a three month inspection interval is recommended.  After an appropriate number of inspections, you can determine a more accurate time period depending upon usage.

General Inspection Procedures are as follows: 

  1. First, remove the threaded plug or cover and perform the following procedure.
  1. Extract the insert pipe and attached flapper assembly.   
  1. Clean the debris from the flapper and/or valve body.  
  1. Inspect the flapper for any deterioration or damage caused by the harsh environment in which the flapper must operate. If deterioration is observed, replace the flapper. Flappers are available from your plumbing contractor or wholesale plumbing supply firm. 
  2. The backwater valve is designed for easy reinstallation.  To properly reseat the valve, slowly lower the inner assembly down the carrier pipe until it is firmly seated in the assembly. 
  3. Replace the threaded plug or cover.

Note: Harmful bacteria are present in sewer lines.  We recommend that you contact your local health district for proper sanitary precautions.
